Signs Your James Hardie New Detached ADU Is Failing

- Soft or crumbling edges at the bottom course. Fiber-cement is rot-resistant, not rot-proof. When sprinklers hit the same panel daily or grade sits too high, capillary wicking saturates the lower edge. The panel feels chalky or spongy when you press a screwdriver tip against it. This is the most common failure we see in Menifee’s newer subdivisions, where builders set finish grade at or above the foundation line.
- Paint bubbling or peeling within three years of application. Hardie’s primer is excellent, but it requires a 100 percent acrylic topcoat applied within 180 days of installation. Delayed painting, or the use of oil-based paint, causes adhesion failure that looks like a siding problem but is actually a coating problem. We strip, reprime with Hardie-recommended primer, and repaint.
- Gaps opening at butt joints or corners. James Hardie requires a 1/8-inch gap at all butt joints, covered with factory-matched joint tape or caulked with a high-quality polyurethane sealant. Installers who butt panels tight, or who use cheap silicone that shrinks, create a path for wind-driven rain. In Menifee’s Santa Ana wind events, that gap pulls open wider.
- Nail pops or panels pulling loose. Hardie specifies corrosion-resistant siding nails, ring-shank preferred, driven flush not countersunk. Galvanized nails in the old stock can rust through in ten years; ring-shank nails that were overdriven and hammered flush compromise the holding power. We find this most often on south- and west-facing walls where thermal cycling is greatest.
- Moisture stains on interior drywall opposite an exterior wall. This indicates a flashing failure, not necessarily a siding failure. Window and door bucks, deck ledger attachments, and roof-to-wall intersections are the usual suspects. We open the wall, replace any compromised substrate, install Hardie flashing tape or a compatible peel-and-stick membrane, and re-side.

DIY or Call Us?

There is one thing a homeowner can safely check: the grade line. Walk the perimeter of your ADU with a tape measure. Soil, mulch, or pavers should sit at least six inches below the bottom edge of the siding. In Menifee, where developers often backfill to slope drainage away, we regularly find grade within two inches of the starter strip. That is a slow-motion failure you can prevent with a shovel, not a saw.
Everything else, we recommend against. Cutting fiber-cement without a HEPA vacuum and respirable crystalline silica protection is a genuine health hazard, OSHA-regulated, and most rental saws do not have the dust collection.
