Licensing & Insurance FAQs
Every pro working under our name is required to hold the license and insurance California requires for ADU construction. That means an active B-General Building contractor license, general liability insurance, and workers' compensation coverage. License numbers appear in our contract and on-site documentation. We don't send crews whose credentials we haven't verified.
Contact your homeowner's carrier before we start. Most policies require notification of significant construction, and some exclude certain risks if not informed. Our general liability covers our work and our people; your policy covers your property and existing structures. We provide certificates of insurance on request, and we name you as additional insured when required by your lender.
We pull all permits as the contractor of record. Homeowner-permitted ADUs create liability problems - if the permit holder is you, the city looks to you when corrections are needed. Our contract includes permit fees, our name goes on the application, and we manage the inspection schedule. You receive copies of every approved document and final certificate of occupancy.

For genuine safety issues - gas line strike, electrical hazard - we have after-hours protocols, but ADU construction doesn't produce the same emergency profile as roofing or plumbing trades.
Your project manager's direct number and email are in your contract and on every weekly update. If they're unavailable, our office coordinator routes messages same-day. We don't hide behind portals or make you file tickets. Evidence on every job means you also have photos and written progress reports to reference if something doesn't match what was promised.
Warranty & Guarantees FAQs
Our workmanship warranty covers defects in installation for one year from certificate of occupancy. Manufacturer warranties apply to windows, doors, appliances, and HVAC equipment - typically 5 to 10 years depending on brand. Our contract specifies what's covered, what's not, and how to make a claim. We don't promise "lifetime" coverage we can't define or fund.
Under Clause 1 of the Haven Standard, the written price is the price unless you change the scope. If you add square footage, upgrade finishes, or move a wall, we document the change, price it, and get your signature before we proceed. No surprises means no invoice that makes you call us in anger. If we missed something in our original assessment - say, a buried irrigation line we couldn't locate - we eat the cost if it was reasonably unforeseeable.
We guarantee we'll build to the approved drawings and applicable code, and we guarantee we'll correct any deficiency the inspector identifies at our cost. We don't guarantee inspection timing - that's the city's queue - and we don't guarantee your neighbor won't complain. What we document is what we built; what we built matches what was permitted.
A complete project file: approved permit set, inspection sign-offs, as-built drawings noting any field changes, manufacturer warranties, maintenance schedules for mechanical systems, and a photo log of key construction stages. This documentation protects your investment and simplifies any future sale or refinance. Most homeowners never need it; the ones who do are glad it's complete.
